!! Как да намеря собственика на имот?
Как да намеря собственика на една земя ?
Отиваш в кадастъра,казваш горе долу адреса, посочваш имота на монитора и ти казват кой е собственика! Аз така правя!
Как ще го издириш тоя собственик вече е твой проблем!
Справка за имот се прави в общините с молба. За София цената беше 10 лв. и може , освен в общината да се прави и в ГИС - София. По закон нямат право да откажат информацията. В справката пише : собственика / собствениците / , правото на собственост, номерата на имота / пл.№, кв.. местонахождение /, не се дават ЕГН, адрес и номера на документа за собственост. !!! Информацията се дава по разписните книги и имотът може да има много невписани наследници или да е продаден няколко пъти след вписването. В повечето случаи информацията от разписните книги е стара и неактуална.
ако е в София няма да е много трудно. Влизаш в цифровия кадастър, намираш парцела и търсиш после кой е собственика. Ако е извън столицата ще е по-трудно но не и невъзможно.
Ако парцела е в София, представете се и си подайте изискванията на e-mail iciltd@gmx.net, за да Ви решим проблема...
След като е изоставено от 10 години - настани се там и веднага намери трима свидетели, които могат да декларират пред нотаруус, че ти си се грижил за това мчсто повече от 10 години и ще ти бъде издаден документ за собственост - без да вдигаш много шум сред съседите. разбира се. Така се прави , с голям успех в България.
Но - сериозно: потърси помощта на нотариус - кажи,че си клиент и искаш да го закупиш. Да ти съдейства,
Иначе - няма откъде да получиш информация - по закона за личните данни, не дават никъде, Друг вариант е да потърсиш съседите - в техния нотариален акт задължително трябва да пише кои са им съседи.

А, провери и в общината - под предлог запитване дали това място не е общинско, и ако не е- на кого е.

Мазилка от вар гони бацилите
".. Едва преди 20-30 г. обаче учените дефинират проблема, наричат го „синдром на болната сграда”. Разбират, че дом, който е „болен” - не е построен с грижа за хората, например не са използвани натурални материали, няма добра вентилация, задържа повече радон и прочие, и е въпрос на време да разболее живущите в него. Така се създава една нова наука – сградна биология. Тя дава насоки как да се изгради жилището, така че да сме здрави и да ни е комфортно.

- Цветове (Да ни напомнят природата.)
- Допир (Когато пипаме нещо – например мазилката, да е приятна на докосване.)

ФБ урок НСС ремонт на течащ покрив след "майстори"

"Значи... теча в кухнята на сестра ми, е след препокриване на покрива. Дойде втора бригада, дето беше повече заета да коментира и плюе по първата, отколкото да свърши някаква работа. Та, казах на Ирена да изгони де що майстор има околовръст и да се дигнем един ден до строителните слкадове, та да оправим тоз покрив, при това съвсем непрофесионално, предвид, че ми е за сефте, ама поне й гарантирам, че ще спре да тече..
На втората снимка се вижда пълната недомислица на някой предходен майстор, който е сложил най- невършещите работа улами... и много умно - точно над тях се излива целия воден обем, който се събира от къщата, прелива уламите и минава в подкеремиденото пространство. От там се стича по разни наклончета и просмуква по ъглите и местата, където е съединен гипскартона. Въобще - дай да вземем парите на хората, че сме големи майстори, а те после да си берат гайлето!
Предложих й да преместим улука, за да не тече над уламите - водата да се извежда настрани и да облекчим водния обем, освен това да скова дървена скара, с която да изолирам неработещите улами, да я покрия с ей туй черното насмоленото от четвъртата снимка, което не знам как се казва ( но това не ми пречи да го ползвам :D ), след което да покрием подпокривното пространство с дишаща мембрана, която да пропуска изпрения нагоре, но не и вода надолу...
И така, по снимките горе - долу се вижда моята идея как да спрем теча, освен това добре, че се появи Мирослава, та двете нали сме от една порода, я привиках горе да ми помага :D. За да не разковаваме вече поставените тачки, опънах мембраната върху тях, а отгоре сложих нови тачки, с които фиксирам мембраната. И после ... под започващия дъжд започна най- скорострелното редене на цигли :D
След валежите ще довършим целия покрив. И вече, който ме дразни, ще го кълна с :"Майстор да то влезе у къщата!?"

"At the risk of sounding like a broken record...I would like to reiterate the energy performance of a building is almost always the largest environmental impact over time. So if you build something with clay walls in a 4-season climate, and you bleed heat out all winter, your structure has a huuuuuge environmental footprint. And I'm just guessing that that's not the goal.
So, very simply, the materials you choose should be based on what you have available locally of course. But should also fundamentally be based on the energy performance that makes sense for your climate.
If you are in a hot climate, thick clay walls, particularly if you can shade them well, work fabulously. If you live somewhere that gets cold, those clay walls conduct heat to the outside all winter long, no matter how thick you make them.
Why?
Materials fall into 3 categories (in terms of how they move energy):
conductors - these are like a high speed train. They allow energy to travel quickly. Example: copper used for electrical wires.
insulators - these are the exact opposite of conductors. They slow the flow of energy from one side to the other. For most materials this is due to small air pockets throughout the material. Insulators tend to be lightweight. Think down coat that you put on to keep your body heat close in when you go outside in winter.
thermal mass - these are like a rechargeable battery for heat energy. Mass materials have some conductance...that is, they allow heat to travel, but they hold on to that heat and come to equillibrium with their surroundings. Picture a stone outside on a cold day in the full sun. The stone gets warm in the sun, and stays warm for a bit when the sun goes down...but once it gives all the heat back up, it's cold cold cold.
In most places, the most energy efficient building envelope has insulation outside and thermal mass inside. So you create a "down coat" bubble all the way around your house. Then put lots of thermal mass (cob, adobe, clay plaster, stone, etc.) inside to keep the temperatures at equilibrium throughout. Like this photo: strawbale walls outside for super insulation, then clay plaster and cob and adobe floors inside. This house uses almost no energy whatsoever to stay warm all winter! (That wouldn't be true if it were all cob on the outside walls.)

In the recent pandemic, we are increasingly pondering over the decentralization of power and economy. The modern urban construction industry gave way for the migration of a large number of rural workers to urban areas. Today, they are amongst the most hit by the corona pandemic. The corona lockdown and the reducing pollution has reinforced our needs to shift towards self-sufficiency and decentralized communities. We are constructing buildings at a very fast rate, thousands each year, implying we are consuming Materials, Space, and Energy at a rapid pace. This, more importantly, implies we are also simultaneously generating construction wastes and emissions.
In our hopes for permanence in our built environment, we boundlessly exploit Natural resources. The Guardian Newspaper in 2019 has named "cement" as the most destructive material on the planet. We use tonnes of cement and steel every day. We killed rivers of their sand for our mortars and plasters. We use millions of liters of water for curing. To top it all off, this modern method of construction is mostly non-recyclable and a major source of construction pollution(or concrete pollution). Concrete has sheltered mankind in the modern capitalist society but it has an ugly side to it that we cannot ignore.
If we combinedly put the carbon mass of all living organisms like plants and trees on one scale, and the amount of concrete on the other, the second scale would go down in weight. We are slowly and steadily converting every piece of natural land to concrete masses.
We have come to associate pride with our modern buildings being the tallest, iconic, massive, or giant as we coldly turn a blind eye to its long-term repercussions. With increased sand mafia, illegal felling of trees, mining ores in indigenous lands, the building industry is also faced with lowering morals and ethics.
There is a saying that whatever we build ends up building us. We are in need of buildings that we can connect more with, that can nurture and heal us in and can be a minimal embodiment of our simple lifestyles. We require buildings that are simple, local, and cheap instead of tall, iconic, massive, or giant. We need to change our construction ways to ones that do not leave any footprint behind. We call for buildings that are living and passively responsive to the surroundings. A term that best suits for such wholesome construction are Native Natural Buildings.
The best thing about Natural Buildings is that these types of constructions have been practiced for centuries and experts have left us with abundant indigenous knowledge, that is at present endangered. By Gandhian Philosophies, Natural Buildings are the most suitable ways to promote decentralized rural economies.
Natural Buildings not only means using local materials and techniques to build in the least energy-intensive ways, but it also carries with it an aware and conscious lifestyle and the idea to consume to a minimum.

Living in a Natural Building can be a truly humbling experience that can connect you back to your roots. A lot of times, we earn more money to keep buying things that we don’t need. Similarly, while we define our buildings too, we always tend to want more space. With every inch and every square foot of space, we are using more and more resources. The disparity between the rich and the poor is ever-increasing, and so has the stereotypes associated with their buildings. FB Earthbag rainwater harvesting cistern, self made

"We're making so much progress on our earthbag rainwater harvesting cistern.
We live in the desert of Southeast Arizona and have been living strictly off of rainwater. We're looking to increase our capacity with our own self made cistern.
This has a 20ft diameter and will be 8ft tall when we're done. I estimate when this is finished it will hold about 14,000 gallons of water.
Just a few more feet before we get to the top and then we can add the roof.

Поокупка на вила върху общинска земя
Закупуването на вила в планински курортен комплекс може да се окаже една добра инвестиция – за лично ползване или за отдаване под наем. Има ли обаче повод за притеснение, ако постройката се намира върху общинска земя?
Поводи за притеснение няма, категорична е адвокат Милена Миткова. Повече от половината по-стари къщи около София, например в Симеоново, Драгалевци и т.н., са именно така.
Общината няма да дойде, нито да си вземе имота, нито да ви ограничи в ползването му. Единственото, на което трябва да обърнете внимание, е дали строежът е реализиран (разрешение за строеж) в рамките на 5 години от датата на отстъпване правото на строеж някога. Няма смисъл да се купува и земята, освен ако не искате да строите нещо ново и по-голямо.
Ако вилата няма ВиК инсталация, е необходимо е да посетите местното ВиК дружество, като носите всички документи – право на строеж, разрешение за строеж, одобрен проект и т.н. и да подадете заявление за присъединяване. Там ще ви обяснят как може да стане и колко ще ви струва.
В случай че планирате събаряне на старата сграда и строеж на нова, това не е ремонт. Ако някой съсед подаде сигнал до Общината, ще се установи, че градите незаконен строеж, подлежащ на събаряне, тъй като нямате строителни книжа.
За такова мероприятие са необходими разрешение за строеж и одобрен проект. Ще трябва да докажете и че старата сграда е негодна за обитаване и опасна или се е самосрутила. И за двете хипотези се съставя протокол от общинска комисия.
По-разумно е всичко това да го свърши сегашният собственик – да извади виза за проектиране, да одобрят проект и да получи разрешение за строеж и след това да купувате всичко.
В краен случай, купувате сградата заедно с правото на строеж и минавате по описаната процедура или ако прецените, строите така, но е рисково. Каквото и да решите, преди да купите може да посетите главния архитект на Общината, за да съгласувате и уточните евентуални бъдещи процедури.

I'd like some feedback on the drawing I have attached please.
I have been researching for some time and I finally came across a video series by an older English gent and I really like his design. Though his is larger than what I'm planning and his is more permanent than what I'm making.
I want to create a warm spot where we sit on the back verandah and if it gets hot enough, a place to heat up some food whilst we're out there would be a bonus. I simply want to be able to throw some wood in, hear the crackle and stand near it for warmth in winter whilst having a drink with friends.
I've got my hands on some steel to make the rocket stove. It's 90mmx90mm box tubing at 4mm thick. This is what I have and I know I'll get some "don't use steel" comments, but I'm going to go ahead with this using steel as it's a learning experience and it's my available resource.
I'm building this little mid sized rocket setup for my back, partially enclosed verandah. There is a LOT of fresh air here as well as gaps in the hardwood floor so I'm not concerned about health issues with co2 etc. There is plenty of air.
With the above info on my use case, my mostly outdoor location and my materials available what do you think of the drawing / plan I've attached? It's heavily based on the English gent's you tube channel but slightly changed for my needs.
